ABOUT US
My name is Randy Wesley, owner of 1 Investment Property Management LLC. I am an active real estate agent, investor, and owner of many multifamily properties. I also help manage other investors/clients properties.
I started this company because I saw a need for the service. I saw a need to have someone look after your investments the way I look after mine. I have done rehabs, understand costs, understand minimizing downtime on units, the processes of screening your tenant, and have built relationships with many contractors.
We proudly serve Milwaukee, Waukesha, Racine, and Kenosha counties. We provide full service or limited services. From buying or selling an investment property, property management, and tenant liaison services, we truly take pride in handling it all for you.

PROPERTY MANAGEMENT & LEASING SERVICES
We cover all aspects of Property Management within Milwaukee, Racine, Kenosha and Waukesha County. From acquiring your next rental property to tenant placement, maintenance and rent collection. See below for a breakdown of services:
Leasing Only Services
For the cost of One Month’s Rent ($750 minimum) we will screen rental applicants for you and find you the perfect tenant. This leasing deal includes:
- Taking photographs of the Unit
- Advertising on apartments.com and social media
- Prequalifying prospective applicants
- Showings
- Processing of applications, including:
- National background checks
- Credit checks
- Landlord references
- Employment verification
- Income verification to your desired amount and no evictions
- Pre-move-in inspection with photos documenting condition of unit and tenant sign-offs
- Lease explanation and signing
- Collection of security deposit and first month’s rent
Full Service Property Management
$100 per month for a Single Family unit – 10% per month for a portfolio of properties, which varies by distances.
Our services include:
- Collection of rent and making deposits on behalf of owner
- Accounts payable and monthly financial statements
- Tenant relations
- Five-day notices and/or Breaches of Lease (note: evictions are not included in this and are separate fees)
- Periodic inspections scheduled and completed by maintenance staff
- Changing furnace filters
- Checking smoke detector batteries
- Checking for gas, water and sewage leaks
- Overall inspection of unit
- Quarterly inspections $50 per property
- Lawn and Snow are NOT included
- Maintenance approximately $45 per hour
- 10% fee for all vendor payments (includes managing contractors, ensuring satisfactory work and the accounts payable)
